Lower Balnaban is a newly constructed substantial detached house, standing in its own grounds in a quite superb position high on a mountainside above the village of Drumnadrochit.
There are magnificent views from most parts of the house, and from its grounds, looking down upon Urquhart Bay, Loch Ness and Castle Urquhart, with the Monadhliath Mountains in the distance.
Completed in 2004, the house is constructed in the traditional style and offers spacious accommodation with several large living areas, allowing flexible living for all the family.
On the ground floor, the accommodation comprises: spacious lounge with magnificent fireplace, wood burning stove, and patio doors - with stunning view; separate dining room with large dining table and chairs, patio doors, and stunning view; good-sized, comprehensively equipped kitchen; adjacent breakfast room with dining table and chairs, patio doors, and stunning view; adjacent utility room of generous proportions with plenty of work tops and cupboard space - and the same stunning view!
Upstairs, there are 3 bedrooms, the master bedroom having a double bed and an en suite bathroom with luxury shower, and the second bedroom having a double four-poster bed.
There is also an attractive family bathroom with bath and shower, and, at the top of the stairs, a large landing with a desk on which is a personal computer which is available for guests to use.
The landing has a large window from which there are superb views looking down towards Loch Ness; there are similar views from the master bedroom and the twin bedroom.
Outside, there is a patio area running the full length of the house, enabling one to take maximum advantage of the quite superb views.
The house stands in its own grounds just off a very quiet lane.
This is a place for peace and tranquillity, yet the nearby village of Drumnadrochit down below offers restaurants, inns, shops and a garage. Inverness, with all the amenities of a modern city, is only 15 miles away.
There are plenty of places to see and things to do in and around Drumnadrochit: the Loch Ness Monster Exhibition, Castle Urquhart, cruises on Loch Ness, walks in Abriachan Forest and on the Great Glen Way, horse riding, pony trekking and cycling just to mention a few.
Further afield, you can visit the beautiful Glen Affric, Fort William and the chair lift, the Malt Whisky Trail in Speyside, or just get some retail therapy in the new Eastgate Centre in Inverness.
If you like visiting castles and places of historical interest, you are spoilt for choice: Castle Urquhart is just a couple of miles or so down the road, and within easy driving distance are Cawdor Castle, Culloden Battlefield, Brodie Castle and Fort George, whilst a little further afield are Dunrobin Castle and Eilean Donan Castle.
For those who like to tour, this is an excellent base, as you have the whole of Skye and Lochalsh and Wester Ross to the west, Speyside and the Cairngorms to the east, and Sutherland to the north.
Within comparatively easy reach are places such as the Isle of Skye, Applecross, Lochcarron, Shieldaig, Gairloch and Ullapool to the west and north, and Grantown-on-Spey and Aberlour, and the Moray Firth coastal towns of Nairn, Forres and Lossiemouth with access to some superb beaches.
